In the fall of 2005, my wife and I relocated to San Francisco for my work and we put our house in Minneapolis up for sale. Even though the house had numerous showings every month, at times more than five a week, it remained unsold for over a year. The house was designated for eventual acquisition by the State of Minnesota for expansion of Highway 100 just behind the property. We received several offers, but all were retracted because of the uncertainty of the start date of the highway expansion project. We asked the Minnesota Department of Transportation (Mn/DOT) for an early acquisition of our property because our inability to sell the house was a heavy financial burden that prevented us from buying a home in San Francisco. Our request was denied, and we were informed that early acquisition was not possible because of insufficient funding. We appealed to the Governor’s office, and contacted our State Representative, but got the same response. We also consulted a real estate lawyer, but were told that he did not know how to help us. We were disheartened and did not know what to do next, particularly since we no longer lived in Minnesota and had already dropped the asking price for the house by a substantial amount. We contacted Len Levine in June 2006. After explaining our situation, Len assured us that he felt certain he could help us because the reasons for early acquisition were justified. We hired Len as our representative to persuade Mn/DOT to grant an early acquisition. After some initial inquiries with Mn/DOT, Len informed us that our situation was difficult but not insurmountable and that we should not give up hope while he continued to work on our behalf. We received regular updates from Len over the next twelve months on his progress with Mn/DOT, and the State finally agreed to an early acquisition in June 2007. We were happy to get a fair market-value price for our property. My wife and I are very fortunate that Len Levine decided to take on our case. Without his political acumen, his vast knowledge and experience with Mn/DOT and the workings of the Minnesota state government, we could not have accomplished the early acquisition. His fee is reasonable and more than justified in our situation.
